RICS LEVEL 2 HomeBuyer REPORTs

The Level 2 Homebuyers Report offers valuable insights into properties with standard construction and apparent good condition. Our team conducts a non-intrusive visual inspection, focusing on accessible vantage points to gather necessary information without encroaching on private property. Whenever possible, we engage in discussions with the property’s existing owners to enhance our understanding. Upon completion, we furnish you with a detailed report highlighting any visible defects and providing advice on the best course of action. To ensure your property investment is optimal, our comprehensive evaluations may involve collaboration with your legal adviser for additional information. This approach instills confidence in your decision-making process, ensuring maximum value in your purchase.

RICS Home Survey Level 2

Our Level 2 home surveys inspect various visible aspects of the home, including the roof, walls, pipes, and timber, to identify significant defects. The resulting report is presented in a standard paper format and employs a user-friendly Condition Rating system:

  1. Condition rating 3 – Signifying serious defects requiring urgent repair, replacement, or investigation.
  2. Condition rating 2 – Indicating defects that necessitate repair or replacement but are not deemed serious or urgent.
  3. Condition rating 1 – Denoting that no repair is currently needed.

Using drones for our surveys

Richmond Futures are licensed drone surveyors. Where it’s a appropriate, we have the skills and equipment to utilise drone footage. Drones allow us to inspect higher up areas of your property where we can check the condition of your roof, gutters, chimneys and windows.

Why we use drones for our surveys?

The greatest advantage of using drone footage, is the cost effectiveness. To survey high places, typically you would need to hire scaffolding and deal with the organisation & logistics that comes with it.
Drones allow us to view out of reach areas quickly and effectively without interupting you, your neighbours or the local council.
This is an another element that makes our building surveys unique and more thorough than our competitors
