What does a level 3 survey look at?

Our Level 3 surveys delve into greater detail compared to our Level 2 surveys. Within a Level 3 survey, we thoroughly examine:

Do you need a Level 2 survey or a level 3?

The most suitable survey for your needs is contingent on various factors, including the intricacy of the construction, the current state of the property, its location, and your familiarity with the type of property you intend to purchase. For instance, if the property in question is your fifth Victorian-era acquisition, your prior experience likely equips you with insights into maintenance and defects associated with period properties, influencing the type of report you require.

In general, for properties constructed using uncomplicated methods and showing apparent good condition, we typically recommend opting for a Level 2 Homebuyers Report.

Using drones for our surveys

Richmond Futures are licensed drone surveyors. Where it’s a appropriate, we have the skills and equipment to utilise drone footage. Drones allow us to inspect higher up areas of your property where we can check the condition of your roof, gutters, chimneys and windows.

Why we use drones for our surveys?

The greatest advantage of using drone footage, is the cost effectiveness. To survey high places, typically you would need to hire scaffolding and deal with the organisation & logistics that comes with it. 
Drones allow us to view out of reach areas quickly and effectively without interupting you, your neighbours or the local council.
This is an another element that makes our building surveys unique and more thorough than our competitors

We appointed Brett Ray of Richmond Futures in end May to do a Level 2 Survey for a house we intend to purchase. Our experience with Brett have been a very pleasant one. Throughout the process, from quotation enquiry to receiving the report, Brett's response have been fast and proactive. He conducted the survey a few days after the appointment and issued the report in two or three day's time, and in such good detail that we as buyers would want to know about the property with a level 2 survey. In our case, he even drew to our attention a potential on-street parking issue which we were not sure if other level 2 report would normally cover. His report is user-friendly, supported with a good number of site photos to illustrate his observations and recommendations. After issuing the report he offered to do a zoom meeting to go through the main points with us and answer our queries directly, which we found it a very good way to wrap up the whole process. One last point to mention is that while Brett does not do property valuation himself he has been very helpful to have introduced several professional valuation surveyors to us to meet our needs.
